Frequently Asked Questions (FAQs)
Which areas does Toff Studio service?
We are based in Sydney and frequently work across the Eastern Suburbs, Northern Beaches, and Sutherland Shire.
We also work in the NSW Southern Highlands, South Coast and Central Coast
What’s the typical timeline for a landscape plan?
Timelines generally depend on the complexity of your site and the level of detail required. For a standard residential concept, you can typically expect the first draft within 2–3 weeks following our initial consultation.
For builders and developers requiring landscape plans for CDC or DA, we understand that timing is critical for your approvals. We prioritise these technical packages to ensure your documentation is ready for certification as quickly as possible, helping you avoid delays in getting to the construction phase.
Do I need a DA or CDC for my landscaping or pool?
In NSW, most significant landscape works, including new swimming pools, structural retaining walls, or significant changes to site levels will require formal approval. This usually follows one of two paths:
Complying Development (CDC): A faster, streamlined approval process through a private certifier, provided the design meets specific NSW state-wide standards.
Development Application (DA): A more bespoke merit-based assessment through your local council.
We assess your site’s zoning and constraints early in the design process to determine the most efficient approvals pathway, ensuring your landscape plan is fully compliant from the start.
What information do I need to provide to get a quote for my project?
To provide an accurate quote, it’s helpful to have your site address and a brief description of your goals.
For builders and developers, providing a Survey (DWG) and Architectural set allows us to provide a proposal within 24–48 hours.
What happens after I get in touch?
Once you get in touch, we’ll reach out for a brief discovery call to discuss your project. From there, we typically move to an on-site consultation to assess the site’s levels and constraints before providing a detailed design fee proposal.
